When booking either property through a third-party booking platform you agree to abide by the terms and conditions and safety information below that relates to the hire and use of the property. For third-party bookings, the financial terms are set out by the company you are making your booking with.

We the Owners are not liable for any losses or damage to any persons or their possessions whilst staying at Hippys Farm in Leat Cottage or The Pigsty.
Guests should take out their own personal travel insurance to protect against personal injury, damages, and loss of possessions or loss of money due to cancellation.
A deposit of £150 is required to secure a booking. This payment should be paid within seven days of agreeing to book. The deposit payment is non-refundable.
Payment for bookings can be made by debit or credit card, an invoice will be generated using the Stripe processing platform. Bank transfers can be made on request if you prefer.
The remaining balance of hire and £100 security bond will be due 28 days before your arrival date. If you are booking your holiday within six weeks of your arrival we will ask for full payment with the booking. Once paid these payments are also non-refundable, please make sure you have adequate holiday insurance cover.
A booking form with terms must be signed and returned with the deposit payment. All guests must be named on the booking form, only named guests may stay at Leat Cottage & The Pigsty. Bookings are for a maximum of six guests at Leat Cottage including the children in your party and two adults in The Pigsty.
No parties or functions may be held at Leat Cottage or The Pigsty or the fields next to them without prior consent from the owners.
We require a £100 security bond with every booking. This will be refunded when you leave as long as everything is okay in the property. The deposit is not for minor breakages of crockery; sometimes these are unavoidable. However, it is for damages to the building, furniture, fixtures and fittings, and for any major cleaning that may be required. The lead guest named on the booking form will be responsible for any replacement or repair costs incurred.
We like to make sure our properties are clean for your arrival and politely ask that you leave the property in a similar condition when you leave.
The cottage is available for you from 4 pm on the date of arrival. If you think you may need to arrive later than 7 pm, please let us know an approximate arrival time as wherever possible we like to meet our guests in person to check in but also provide a key-safe for contactless check-in.
Free Wi-Fi is provided, by signing this agreement you agree to abide by all laws regarding internet use. No commercial photography or filming to take place without the prior consent of the owners.
The cottage should be vacated by 10 am on your day of departure.
Sorry, but we do not accept any pets to stay.
Access Statement and safety information
Leat Cottage has level access from the parking area through the back door and two steps from the patio area to the garden lawn at the rear. We have a bedroom and shower facilities on the ground floor with a raised level toilet with a grab rail. The shower is in a cubicle with a tray and a sliding door that has a slight step into it. We do not market this property as having full disabled access, more that it is comfortable for customers that prefer to avoid stairs and plan to use the downstairs bedroom. If you have accessibility requirements please make contact to discuss the suitability of the cottage before you book.
The Pigsty has level access from the parking area and level floors throughout however we do not market the property as having full disability access, more that it is comfortable for those who prefer to avoid steps and stairs.
There are fire extinguishers and fire blankets in Leat Cottage and The Pigsty, fire safety instructions are provided in the welcome information, please read these on arrival and familiarize yourselves with the exit procedures given.
Smoke Alarms and carbon monoxide alarms are fitted and checked between bookings.
For insurance and safety purposes the charging of electric cars, bikes, motorbikes and scooters is not permitted at the property, please take these items to an appropriate public charging facility.
Do not leave any items on charge whilst you are not in the property to supervise.
No smoking or vaping on the premises, please leave the property to do this.
